Strategic Definition

 

Our experience and knowledge allows us to ask the important questions needed in preparation for the project.

Once all the relevant information is to hand, we can create a detailed brief that takes all the key details into account.  For sustainability reasons, where possible, our approach includes seeking the reuse of existing facilities, building components or materials.

RIBA STAGE 1

Preparation & Brief

 

With this stage, we will develop the initial brief and consider the feasibility of undertaking the project.

We’ll identify the resources required, define everybody’s roles and responsibilities and if the project requires BIM, we’ll setup the initial definitions ready for the successful sharing of information.

Attention will be given to the project’s spatial requirements, site information including building surveys, budget, risk assessment and planning and procurement strategies.

RIBA STAGE 2

Concept Design

 

We will produce the initial design as per the Initial Project Brief, we will also develop a number of Project Strategies (dependent on the importance/influence they have over the Concept Design) .

As needed, we will revisit the initial brief as we fine tune the concept – updating the original as and when required and informing all stakeholders (BIM) simultaneously. We will also be reviewing costs, updating the Project Execution Plan and developing the following strategies; Construction, Maintenance, Operational, Health and Safety.

RIBA STAGE 3

Developed Design

 

We will further develop the Concept Design, paying particular attention now to the spatial coordination exercises. This may lead to a number of iterations of the design. This stage will result in the developed architectural, building services and structural engineering designs being checked by our lead designer – along with the Cost Information aligned to the Project Budget.

Project Strategies that were prepared earlier will now be developed with sufficient detail for you to sign off after our lead designer indicates they are happy with the progress.

With BIM, Change Control Procedures are implemented to ensure any changes to the concept design are properly considered and signed off. All parties that provide information and guidance on the project will be able to share it with all stakeholders.

RIBA STAGE 4

Technical Design

 

We will further refine the architectural, building services and structural engineering designs in order to provide a technical definition of the project and the design work of specialist subcontractors will be completed.

It is important to note; the level of detail produced by each designer will depend on whether the onsite construction will be built in accordance with the information provided by the design team or the specialist subcontractor. Our lead designer will coordinate with the design team and the specialist subcontractors, paying close attention to the Design Responsibility Matrix and the Design programme.

At the end of Stage 4, all aspects of the design should be completed, only requiring minor amendments during the construction stage on site.

RIBA STAGES 5 & 6

Construction

 

Once you have the detailed construction information, have been through the tendering and arranged for a suitable contractor, we can continue to assist with your project.

We will work on your behalf by being a single point of contact, answering any site queries and helping manage any changes. We will be your eyes and ears, making sure the work is completed in line with the approved construction drawings and within budget. If any issues appear, we can look at options thereby minimising disruption for all and curtailing any costs.
